The zone sits on the Kingdom's west coast with access to markets in Europe, Africa and the Middle East, and benefits from a direct logistics corridor, the infrastructure of Jeddah Islamic Port and Jeddah's business environment (SPA, 22 October 2026). According to Mawani's zone platform, 1.26 million m2 (53% of the land) is allocated to frozen, chilled and dry warehouses serving food, pharmaceuticals and e-commerce, with storage for about 0.93 million pallet positions. Container yards are sized for 500,000 containers a year with a direct link to Jeddah Islamic Port, alongside flexible offices for logistics, shipping and customs clearance firms and public facilities such as internal roads, fuel stations and rest areas. The zone is 20 minutes from Jeddah Islamic Port through a dedicated logistics corridor, and investors are exempt from rent for the full construction period.
