Germany's JSWD wins the design of RIYMAR Towers on King Fahd Road and Olaya Street in Riyadh, inspired by the Tuwaiq mountains and Diriyah's adobe

On 26 October 2026 RIYMAR Real Estate announced that Cologne studio JSWD won its international invited architecture competition for RIYMAR Towers, on a site between King Fahd Road and Olaya Street next to the Riyadh Gallery complex and near a metro station. The project is being developed through a real estate fund managed by Tatimah Capital.

WHY IT MATTERS

Let me explain

Run by Malcolm Reading Consultants, the competition shortlisted five teams that developed concepts over eleven weeks: Aedas, AtkinsRéalis, JSWD, Mesura and ZHA. The winning design takes its cue from the Tuwaiq mountains: a sculpted form cut through by a valley that becomes a green spine, with oasis-like terrace gardens, its geometry and texture alluding to the adobe buildings of Diriyah and At-Turaif. JSWD's team includes schlaich bergermann partner (structure), Buro Happold (MEP and sustainability), priedemann (facade), Licht Kunst Licht (lighting), LAND (landscape), NAME Architecture (interiors), JLL (cost) and Egis | Omrania (architect of record). Next come concept design, studies and approvals (RIYMAR Real Estate; Malcolm Reading Consultants).
